The property consists of a one and two story building located in Burbank, California.
The location is also known as the “”Media Capital of the World”” due to the heavy concentration of entertainment/media companies such as Warner Bros, The Walt Disney Company, Nickelodeon and hundreds of media-related companies.”

Notably, the property is less than a mile from the Burbank airport and in close proximity to the aforementioned studios. The property is currently leased to four tenants at tasi significantly below market rate. About two-thirds of the property is office space, while the remaining third is used as a double-height industrial warehouse. The main industrial tenant , Iron Mountain (NYSE:IRM), is a global leader in information management and storage. The office portion of the project has EIkon Group as its anchor tenant.

The team’s goal is to be able to obtain better contractual conditions for the property, in order to complete, subsequently to this, the exit of the property.
