The property consists of a two-storey office and warehouse/ R&D building located in Thousand Oaks, Ventura County, north of Los Angeles.
The area where the property is located (the so-called “101 Technology Corridor”) is home to more than 200 technology companies in sectors such as software, biotechnology, electronics, automotive and aerospace. In particular, the biotech community is booming, with tenants that include, among others, Amgen, Atara Biotherapeutics and Takeda Pharmaceuticals.

The property was occupied by an insurance company, with a contract expiring at the end of 2022; however, the tenant expressed a desire to vacate the property as soon as possible, and in order to terminate the lease early, it paid the remaining rent in one lump sum.
Currently, the property is fully leased to two companies listed on the NYSE.
