Investment activities and targets.

Asset class: Real estate mainly for commercial use, with a particular focus on the office and R&D market.

Geography: United States of America, with a particular focus on “cluster metro areas”, such as New York City (Finance), Boston (Bio-Tech), San Francisco (Tech) and Los Angeles (Entertainment).

Strategic focus: The Fund’s capital will be predominantly allocated to investments with a value-added or opportunistic risk profile.

Funding target - final amount

USD 150 million – Overfunded (+ USD 10 million)

 

Leverage

There is no leverage on the Fund other than bridge-to-equity facility in the short term to optimise capital calls from investors. The investments, individually and independently of each other, are typically financed through the use of mortgage-type financing with a leverage ratio in the order of 60%.
